City of Granite Survives Office Space Glut

March 18th, 2009

Known to most Scotsmen as the City of Granite, Aberdeen appears to be outdoing neighbouring cities, namely Edinburgh and Glasgow. The latter two may get countless more visitors to its pubs and nightlife annually but in the office rental sector Aberdeen is outshining them both.

With a population of roughly 190,000, Aberdeen rather than facing a declining uptake on square footage in the many offices of the city is expected to see a steady rise from the previous year of over 20 %. With the rise in those in home and remote working, the demand for desk space is also on the increase.

Surprisingly Aberdeen has managed to keep most of the companies that have selected to base themselves in this historic city and rental incomes are remaining at an acceptable level. These towers of fine office facilities designed to house the booming electronics industry remain occupied and these renters are showing loyalty to this Celtic region.

Politicians are making the most of the positive statistics showing rentals increasing by over 20%; good new is something to hang on to. If Aberdeen has the secret to retaining its new investors it won’t be sharing that information anytime soon. Let’s hope that this historic city can keep one step ahead in this vital sector.

It seems that the global economic recession has ignored Aberdeen in relation to office rental, yes unemployment is increasing and other deterioration within the city has occurred. It is hard to determine the reason for the market downturn in other parts of the highlands maybe fortune really does favour the brave with a bit of luck thrown in.

10th Wedding Anniversary Ideas

March 16th, 2009

A tenth wedding anniversary is a special milestone for all couples. Traditionally, a tenth anniversary is considered the anniversary of “tin or aluminum,” as these are the gifts that are given traditionally. Nevertheless, a decade of marriage calls for a celebration. Some couples prefer parties, whereas other enjoy a romantic evening alone. It doesn’t really matter how you go about your celebration, as long as you have a good time.

If you decide to spend your tenth anniversary alone together, make the evening memorable. Do something fun together. If you’ve hung onto cards, letters, and preserved flowers, make a scrapbook together. Laugh over a glass of wine. Discuss pictures, memories, and things to come. After a cozy candlelit dinner for two, exchange gifts with one another as the sun sets.

However, if you decide to go out for your anniversary, do it with style. Choose a fancy restaurant which hold a special memory. Perhaps you can revisit the location of your first date, or the place you proposed ten years ago! It’ll warm any woman’s heart. Revisiting the past can bring up sentimental feelings you haven’t felt for a long time. Even if you’re relationship is perfectly healthy, an anniversary is a wonderful time to rekindle your love.

Perhaps you’ll throw a party, or book a vacation for two somewhere exotic. You can’t go wrong there! These occasion only come once in a lifetime. If you choose to have a party for your tenth anniversary, make a list of everyone you want to invite! Call everyone before hand and confirm their addresses. Youdon’t want your invitations to get returned, do you? Once you have an updated list of addresses, you can purchase invitations for your guests.

The type of invitations you choose shouldn’t be very difficult. You can purchase invitations at a gift shop, or you can order them from a printer. Many couples order their invitations from a printer, as they’re completely customized with a RSVP return card. Nevertheless, if you choose store bought invitations, you should always put RSVP information on your invites.

Many couples choose to open a gift registry for their anniversary party. If you decide to do this, mail that information with your invitation. Don’t worry, it’s not really presumptuous. It’ll actually give your guests a better idea of what you may like to receive as a gift. It saves them a worrisome hassle and it keeps you from receiving duplicate gifts.

It’s a good idea to purchase photo frame and decorations. Use the photo frames for pictures of you and your spouse throughout the years. Your guests will get tickled by the cute images. In addition, you’ll want to make the atmosphere seem like a “party place.” Hang streamers and banners from the ceiling. Put floral centerpieces and confetti on the tables. It’ll really liven your evening up. Don’t forget music! Hire a DJ or a band to entertain your guests.

My Trip to Hawaii

March 15th, 2009

This blog is from our recent trip to Waikiki. Ive got to say, if you ever have the opportunity to make it to Waikiki, you should definitely take the opportunity. It has to be one of the most pleasant places in the US. It is so amazing to have such a wonderful location in our country.

The hospitality there is dramatic. We took a surf lesson, rode a canoe, saw a few hula shows and even had a chance to try out some bona fide Hawaiian food at a luau. They say ono out there, it means delicious. The Kalua Pig is to die for and be sure to stop by for a lava flow night cap at Dukes. Its a little spot on Waikiki beach, great for an evening drink. One of the most unforgettable aspects was when we treated ourselves to a massage. It was spectacular, super relaxing and well deserved after a hard years work.

Honolulu is special. Don’t concentrate that you won’t do it all, because you can’t. Determine what is most important to you and concentrate on that. Take time to unwind and savor just being there. Needless to say, we will be going back as soon as possible.

How An Australian Wedding Photographer Survives Thirty Year Career

March 11th, 2009

From very humble beginnings back in 1973, a photography business was established in Wangaratta, which is a large provincial town in the hub of North East Victoria Australia.

Time has a habit of masking ones involvement in a certain career, and just recently the thirty-year mark was achieved in professional photography for the owner of this studio.

The survival secrets to a long standing career are many and varied, but the ones that have stand out features are; absolute honesty and fair dealings with your customers, being enthusiastic and having a genuine care for your customers needs…. no matter how small that need may be.

Sometimes it is just the small things that customers appreciate, it might be carrying heavy parcels, or framed portraits to their car, or giving them two or three complimentary prints… they are only small rewards, but most customers enjoy them.

Whenever a new business opens in a community, people tend to be a little curious as to the ethics of the people who are operating the business. If you happen to do one small thing wrong during that opening phase, you could suffer long-standing damage to the business as well as the owner’s reputation.

Small things can irritate people and make them have negative thoughts about you or your business.

We always had an in house joke with our customers; we’d say to them “if you really like our work, please tell at least TEN other people!” “But if you don’t like something we’ve done PLEASE tell
us first, we want to make sure that you are 100% happy with our product and service”.

And of course, good customers were always rewarded with bonuses the next time they came in, especially when friends came in and said that “so and so told us to come to your studio for a family sitting”…That is good referal business.

Doing business with people is a two-way thing… as a business operator you need to win to make a profit, but the customer should also feel they have had a win…. that makes them feel happy, and they will talk to others in a positive light about you and your business, you will get plenty of positive feed back.

One of the greatest compliments that photographer can receive is when the child of a parent that you once did work for, calls on the phone to ask, “Could you please photograph our wedding if you have the date available”.

Photography styles & equipment may have changed quite a bit from those early days, but the enthusiasm and challenge is still there, and the basic principles of doing business with another person is still the same as it was at the beginning, because you are really only selling to human nature. Photography is a ever-ending challenge to capture new and exciting images.

There is something very special about covering weddings, simply because there is just so much emotion around, an alert photographer can capture some magical moments of the bride and groom, the emotions are even stronger for the photographer if he also photographed mum & dad’s wedding a couple of decades earlier.

Photographers get an absolute buzz out of that. And that also speaks volumes about the reputation of being sincere, and transacting fair business dealings within your local community.

You should always constantly build absolute trust and credibility
with your customers, they appreciate your trust, and will remain loyal and repay you ten-fold.

Many first time brides simply don’t know how to choose a good photographer for their wedding, for many people it’s all based upon the question of “How Much will it cost me”. Buying photography is much, much more than just basing your decision purely on price alone.

To choose a photographer, the first thing a bride should do is look at a selection of the photographers work either at his place of business or take a look at his web site to get an idea of the different styles that he or she does.

Another important aspect for the bride to know is “what is the photographer like, are they friendly, honest, reliable, and what about on the day of the wedding, what kind of behaviour will he/she present? Unfortunately rude photographers do exist, make sure you don’t select one for your wedding day.

The wedding day belongs to the Bride & Groom; it is not put on for the benefit of the photographer. A good photographer requires good people skills, as well as photography skills to capture meaningful & evocative images.

If you have only had a short association with the wedding industry and your nature is caring, you will begin to understand that it is one of the endearing qualities that will help to promote you to a long-term survival in the wedding industry.

Experience really does count.

Control Cholesterol Naturally

March 11th, 2009

Blood Cholesterol is produced by our body for several purposes. In some people it is produced more than is required by our body, especially when the diet contains saturated fats. Saturated fats in the diet force the body to make too much cholesterol. The cholesterol may become high when our diet is rich in saturated fats that are found only in animal products. Plant foods do not contain any cholesterol, but the animal foods are loaded with cholesterol and fats. Most of the fast foods are very rich in fats, monounsaturated fats. If you eat lot of meats and fast foods, then the chances are that you have high cholesterol. You should get your blood cholesterol checked. Remember that without your blood cholesterol report, you can not know if you have high cholesterol.

Blood cholesterol can be both good and bad. There are two types of cholesterol: LDL (low density lipoprotein) cholesterol & HDL (high density lipoprotein) cholesterol. The LDL cholesterol is known as “bad cholesterol” because it gets deposited on the walls of the arteries as plaque, and restricting the flow of the blood. The HDL cholesterol, known as the “good cholesterol” helps remove the plaque from the arteries. Both the types of cholesterol are produced by our body for certain functions and are always present in our blood. The problem arises when the cholesterol is produced more than is required by our body. The following are the desirable levels of cholesterol in adults:

  • Total Cholesterol: below 200 mg/dl
  • LDL cholesterol: less than 130 mg/dL
  • HDL cholesterol: more than 35mg/dL

HDL cholesterol of less than 35mg/dL is a risk factor for heart disease, even if your total cholesterol is within limits. Both LDL and HDL cholesterol can be improved with regular exercise and eating low fat cholesterol friendly foods.

To take better care of your heart and reducing your risk for heart attack, you must understand the complete facts about cholesterol and how to control cholesterol.

Note that you do not always need to take medication for controlling your cholesterol. There are several natural heart friendly foods that are good for controlling cholesterol without any medication. Good eating habits and some exercise can control your cholesterol and triglycerides naturally.

In Divorce, Women No Longer Have All the Power

March 11th, 2009

For many years the process of divorce was a process heavily biased toward women - to balance out the fact that it was a man’s world. Traditionally, women were considered the weaker sex. They were the sex to be protected and protected they were when it came to divorce. But the laws have changed. In divorce, women no longer have all the power. Now, divorce is more even playing field and men don’t automatically lose everything.

Men used to tell similar stories. Those stories sounded hauntingly familiar. “She took the house, she took the car, and then she took my children away.” In many courts across the country women were given preference in custody and property decisions. This principle was also directed embedded in the divorce law of many states. In Florida and many other states, there was a principle known as the “Tender Years Doctrine.” In short, the law said the place for young children was with their mom. A man’s right to become the custodial parent was trampled on and completely ignored. Possession of the marital home usually went to the parent that received the children. Right off the bat, the initial position of the courts was to award the house and children to the mom. Though women did benefit from this system the effect was to short change 50% of the population – men.

Societal developments in the past few decades have remedied some of the power imbalances between the sexes in divorce cases. One of the changes was the elimination of the “Tender Years Doctrine.” In Florida, as with many states, custody laws were rewritten to become gender neutral. Judges were directed to consider certain factors in a custody determination. But those factors were rewritten to exclude gender preferences. In Florida, child custody law became completely balanced and men gained an equal right to ask for the minor children in their divorce action.

Because of this change more men are successfully seeking custody of their children. With custody of the children, possession of the marital home does not automatically go to the mom. At the moment, women still get custody of the children the majority of the time. But that will change over time now that the law is more even handed. In divorce, women no longer have all the power. Now, divorce is more even playing field and men don’t automatically lose everything.

10 Great Tips to Get Gorgeous Wedding Flowers

March 10th, 2009

From the rings to the shoes, from the food to the flowers, weddings come at no small cost. It only makes sense that current brides and grooms-to-be are choosing to penny-pinch wherever possible. Wedding flowers often become the first casualty of a budget-minded couple’s matrimonial plans, but there are many tricks of the trade which will allow you to lavish your ceremony with floral bliss and not break the bank. Use these excellent tips to minimize spending and get the biggest bang for your buck!

1. Choose Flowers in Season

This is a critical money-saver. It is also important to keep in mind that flowers look and smell best when they are fresh and in season. This is especially true for roses. But if you have your heart set on a particular flower that holds sentimental value for you, it would be wise to plan your ceremony around the time period it will be in seasonal bloom.
Although flowers in season will give you a beautifully scented bouquet, use caution with the flowers you choose to include in any centerpieces at your reception. The fragrances that come from flowers as gardenia, jasmine or freesia can be overwhelming and may not be the best choice for dining tables. Overpowering flowers might also stir up any allergies that your guests may have.

2. Do it yourself

When considering the daunting task of preparing and designing the wedding floral arrangements on your own, take the time to fully consider all of the responsibilities that will come with such a task. Questions that you might want to ask yourself are:

• Am I motivated enough?
• Will I have enough time to arrange bouquets/centerpieces before the ceremony?
• How much money will I save vs. how much work is involved?

Many women find that, in the interest of saving money, they end up learning a costly lesson. It is important to remember the many challenges involved with coordinating what may be the most important event of your life. You may be able to find a relative or member of the bridal party who would be willing to help you assemble your floral arrangements and bouquets. Think of the fun you would have spending your last days as a bachelorette with your best friends!

If you find yourself industrious enough to go it alone, there are many quick courses in floral design that are available through local community colleges and arts-and-crafts stores such as Michaels.

The internet is a fantastic resource to take advantage of, as well! Web sites such as save-on-crafts.com offer free instructional lessons that will tell you not only which flowers work best in a bouquet, but provide valuable steps designed to help you put your arrangements together successfully. You might also want to check for wedding ceremonies that will be held on the same day as yours. Chances are good that you could share the expense of the ceremony flowers with another couple looking to do the same!

Keep in mind, however, that even if opting for the “budget bridal bouquet”, remember that it is a very key aspect of the wedding and should be an expression of the bride’s personality. Try to keep a sense of balance between the wedding gown, the bridesmaid’s gowns, the ceremony flowers and decorations and the bouquet.

From that point, the other flowers, such as the bridesmaid’s flowers, the flowers at the reception can follow the theme and take on the elements of the bride’s bouquet. Current colors for 2006 are chocolate with pale pink, baby blue or mint green. Colors generally follow the trends of interior designing.

Consult with a florist. This could cost up to $100 in consultation fees, but their wealth of knowledge is sure to add a professional polish to the finished product. If you take into account the fact that florists can generally charge 3 times the price that a wholesaler would and charge additional labor costs for designing and assembling the flowers, you would still be saving money.

Buy your flowers from a wholesaler. Wholesalers sell their flowers much more cheaply than a florist does. If you decide to deal with a floral wholesaler, it is important to know that they use a grading system. When choosing your flowers, make sure that you choose Grade 1 flowers. You can locate many floral wholesalers online. OnlineWholesaleFlowers.com actually offers “Wedding in a Box” packages of varying sizes that come with all the flowers necessary to create the look that you want. Budget-Bride.com has a similar package, which even includes items such as the cake knife and ring pillow!

If you are getting married in the spring/summer time, visit the farmer’s market and talk with the flowers vendors. Find out if they grow the flowers that you are looking for and don’t be shy to ask if they have ever done weddings. Always be sure to ask them what they do with the flowers that they don’t sell. You might be able to grab large amounts of them for a steal!

Tip: Try using masses of one flower to showcase the flower’s individual beauty.

3. Use a school

Most high schools and colleges have horticulture classes that specialize in caring for and arranging flowers and plants. For a small fee, you could hire these aspiring florists who would be thrilled to work on your arrangements. The teachers of such a course will act as your safety net and, as an added bonus to you, will have extensive experience and oversee your project.

4. Have a Garden Wedding

Consider having the ceremony and/or the reception in a beautiful garden! Do you know someone that has a beautiful backyard and would be honored to host a wedding there? There will be no need for arrangements if you are already surrounded by lush greenery and blossoming flowers. Be prepared, though! Depending on the regional climate (or the time of year you hold your wedding), you may want to make use of either awnings, patios or sophisticated white open-air tents in case Mother Nature decides to become a wedding guest!

5. Cut down on attendants

By choosing fewer attendants, you will not have to provide as many bouquets and boutonnieres. Since small ceremonies are currently in vogue, it will be a natural progression to balance out the ceremony with a more intimate wedding party. Many couples favor a secluded setting with soft, glowing candles or lights to provide a devastatingly romantic theme. These more intimate, family oriented gatherings are also advantageous because they help the bride and groom to stay within their budget.

It is also very elegant to have your bridesmaid carry a single flower tied with a piece of satin ribbon. Choose a flower that matches one of those in the bride’s bouquet, or that signifies a special meaning to you.

6. Avoid having your wedding on or near a holiday

Flowers are generally in high demand around Valentines Day, Mother’s day, proms, graduations and other special holidays. Because of this, prices rise dramatically and certain flowers are often impossible to find. As if this isn’t enough bad news, florists tend to be extremely busy during holidays while they desperately try to keep up with their increased business. Will they be left with enough time to put the desired attention into your flowers?

You can take great advantage of this if planning your wedding around the Christmas holidays. It is a safe bet that most venues, either indoor or out, will be festively decorated before you arrive!

7. Use alternate centerpieces

It is not necessary to adorn every table with a high-priced floral centerpiece. Candles are beautiful and provide an amazing ambience! Try submerging an orchid (or flower of choice) in a glass container filled with water and float a candle on top. Also attractive is placing river rocks at the bottom of a glass container, adding water and floating a flower on top. Try using orchids, roses, peonies, camellias or gerberas.

A dramatic and stunning effect can be created with an inexpensive, rectangular mirror (much like the ones designed to hang on a bedroom door). Place the mirror reflective-side-up and let it run the length of the table, placing tealight candles at even intervals down the center. Sprinkle colored glitter or flower petals across the surface. The result is not only attractive, but sets the tone for your reception.

Tip: Search the internet and magazines for great ideas on alternative centerpieces.

8. Rent outdoor plants or small trees for an indoor garden effect

Decorate with greenery. Many nurseries will let you rent plants for your wedding and it is much cheaper than buying them. This will allow you to fill the room with greenery and make flowers more or less unnecessary. Use trees to fill up large spaces, and ivy garland to gracefully drape across the tops of doorways.

9. Let Your Flowers Do Double Duty

If your ceremony and reception are in two separate places (or even two separate rooms), let the floral arrangements that decorate the ceremony do double duty by using them to also decorate the reception! Find out if your florist is able to transport and setup the flowers at your reception after the ceremony is finished. There is usually sufficient time between the two, and you can save an incredible amount of time and money by “recycling” your beautiful, fresh flowers!

10. Forget the corsages

Corsages are not as trendy with modern weddings as they once were. 21st century Moms are trendy and don’t always want a flower pinned on them. Ask first.

You have waited your entire life to reach this day, and it should be as beautiful as you always imagined it would be. A ceremony without the soft, delicate beauty and fragrance of flowers would be like having a cake without icing. Although paying the traditional retail price for wedding flowers can cost you a bundle in materials and fees, utilizing these great cost saving tips will keep the floral arrangements from becoming one of the most expensive items on your budget checklist.
